Commercial Painting Norwich

100+ Happy Customers
Can commercial painting be done without closing the business?
In most cases, yes. Commercial decorating in Norwich is normally run in the evenings, at weekends, overnight or during an existing closure, so the unit is back in use for the next trading day. The programme is agreed before anything starts, with public liability certificates and RAMS provided up front, and stock and fittings sheeted at the start of every shift rather than at the end.

The Cost Is the Downtime, Not the Paint
For a shop, a café or an office, the decorating bill is rarely the expensive part of decorating. The expensive part is the days you could not trade, the corridor nobody could use, or the reopening that slipped by a week because somebody quoted a programme they could not hold.
So commercial work is planned backwards from the date you need the space working. Access windows first, then the programme, then the price — rather than a price for the painting with the disruption left as your problem.
If a date genuinely cannot be met, you will be told before the job is booked, not on the Friday before you open.
What Drives a Commercial Quote
Commercial work is priced per site rather than from a rate card, because access and timing move the number far more than wall area does. These are the things that actually change it.
What moves the price
When the work has to happen
Daytime access to an empty unit is the cheapest way to do it. Evenings, weekends, overnight and around trading hours all cost more, and they are usually worth it against a day of lost takings.
How much has to come out first
An empty shell is quick. Working around fixed seating, shelving, stock, servers and live kit means masking, sheeting and moving, and that is time before any paint is opened.
The specification
Contract emulsion on an office wall and a scrubbable coating in a commercial kitchen are not the same money. Floor markings, intumescent work and anti-mould systems are all priced separately.
Access and height
Warehouse and double-height retail work needs towers or a lift, and often the site's own permits and inductions before anyone can start.
How fast you need it
A normal run of work is priced normally. Turning a unit round in a single closure weekend means more people on site at once.
Whether it is one site or several
Portfolios, chains and multiple units are quoted in one visit and priced as a programme rather than as separate jobs, which almost always comes out lower per site.
Quotes are fixed once we have seen the site and agreed the access windows. For several units or a whole portfolio, one visit covers the lot and the programme is priced as a whole.
How a Commercial Job Runs
From the first site visit to the morning you reopen.
Site visit and specification
45 minutes to an hourWe come to the unit, agree exactly which surfaces are in scope, and work out when the site is genuinely available. That last part is what most commercial quotes get wrong: a price built on daytime access is meaningless if you cannot close the doors.
Programme and paperwork
Before we startDates you can plan around, plus public liability certificates, RAMS and any site inductions or permits sorted in advance rather than on the morning. If you are handing a landlord or a managing agent a schedule, you get one they can accept.
Protection first
Start of every shiftStock, fixtures, seating, tills, servers, flooring and signage sheeted and masked before anything else happens. On a working site this is not tidiness, it is the difference between trading in the morning and not.
Preparation and making good
Varies by siteCommercial walls take a beating — trolley damage, fixings, patch repairs from previous fit-outs, water marks. All filled, sanded and sealed, because a corridor that gets knocked daily shows every shortcut within a month.
Coating
The bulk of the programmeThe right system for the setting: contract emulsion where it is cost-driven, scrubbable and wipeable finishes in kitchens, washrooms and corridors, durable coatings on industrial walls and floors. Sprayed where the space allows it and rolled where it does not.
Handover
End of the programmeEverything back in position, site cleared, and a walk round with whoever is signing it off. You reopen on the morning you were told you would, which is the only part of a commercial job that really matters.
Working Across Commercial Norwich
Commercial decorating in Norwich is mostly a logistics problem. City centre units have no parking, listed frontages and neighbours on both sides; business parks have out-of-hours access rules; industrial estates have inductions and shift patterns. The painting is the straightforward part.
Because of that, the site visit is about access as much as about surfaces. When can we get in, what has to stay working, and what date do you need it back — those three answers set the price.
City centre hospitality and retail
Norwich Lanes, Tombland and the city centre units are mostly listed or in a conservation area, with awkward access, no parking and neighbours either side. Work goes in around closures and deliveries, and the practical constraint is usually getting materials in rather than the painting itself.
Offices and business parks
Broadland Business Park, Whitefriars and the ring-road offices. Floor-by-floor redecorations run in the evenings and at weekends so nobody works next to a wet wall, with the programme built around your out-of-hours access.
Industrial units and warehouses
Hall Road, Sweet Briar and the industrial estates round the city. Height access, floor markings, durable wall coatings and site inductions, scheduled around shift patterns rather than assuming an empty building.
Sectors We Work In

Restaurants, Cafés & Pubs
Hospitality lives on the room feeling right. We work to your closures and quiet days so you are not shut when you should be trading.

Offices & Corridors
Full floor redecorations run outside business hours, so nobody comes in on Monday to a corridor they cannot walk down.

Retail & Shopfronts
A tired shopfront costs footfall. Interiors, fronts and signage backgrounds, done overnight or in a closure rather than across a trading week.

Industrial & Warehouses
Floor markings, durable wall coatings and structural painting, scheduled around shift patterns and site access rules.

Common Questions
Send the property location, the areas and surfaces to be decorated, photographs or plans, and your opening hours. Include the completion date, access arrangements and any landlord or site requirements. Separating preparation, coatings and access in the scope makes it easier to compare quotations for the same work.
Yes, and most commercial work is done that way. Evenings, weekends, overnight or during an existing closure, so the space is back in use for the next trading day.
Usually not. The programme is built backwards from the date you need the space working, around whatever access windows you actually have. If a job genuinely cannot be done without closing, you will be told that before it is booked.
Yes to both. Full public liability cover with certificates on request, and risk assessments and method statements provided before we start — including anything your landlord, managing agent or site induction process needs.
For urgent work, often within a week. Larger programmes and anything needing site permits or inductions are scheduled further out so the dates given are dates we can actually hold.
Yes. One visit covers multiple units, and a portfolio priced as a single programme almost always comes out lower per site than quoting each one separately.
Yes. Floor markings, durable wall coatings and structural painting for warehouses and industrial units, scheduled around shift patterns rather than assuming an empty building.
Yes. Norwich Lanes and Tombland units come with no parking, tight access and neighbours on both sides, so materials and timings are planned around deliveries and closures. If the building is listed, external colour changes may need consent and we will flag that early.
